Architecture

BTBB offers a full range of architectural services. A typical full service project includes:

  • Design Phase: Conceptual and Schematic Planning
  • Design Development Phase: Initial planning of building materials and systems
  • Contract Documents Phase: Detailed Plans and Specifications
  • Bidding / Negotiation Phase: Selection of a General Contractor, Construction Manager, etc.
  • Job Administration Phase / Project Close-out: General observation of construction progress and close-out
Our project teams vary based on the nature of a project and the agreed-upon scope of services. Typically, our project consultants include civil, structural, mechanical/plumbing, and electrical engineers. Other specialty consultants may include code consultants, acoustical engineers, interior designers, and cost estimating professionals.

Planning

BTBB offers additional planning services beyond the scope of traditional architectural services. These services may be stand-alone but are often provided as an additional aspect to the service of traditional architecture. Our Planning services include:

  • Urban Planning: The design, organization, and shaping of city spaces and activities
  • Master Planning: A comprehensive study for utilization of land, facilities, or a specific structure in order to provide an overall framework for future development and use
  • Site Planning: The specific arrangement of buildings and other related elements on a site
  • Landscape Architecture: The art and science of arranging land, together with spaces and objects upon it, for safe, efficient, and healthful human use

In addition to having the in-house expertise of a registered Landscape Architect, we also utilize many of the same engineering consultants who are involved in traditional architectural services during these specialty planning processes.


Programming

BTBB offers a unique service, working with clients to develop a written program of space needs. A program is developed through one-on-one interviews with the Owner and designated building users / stakeholders to determine such requirements as:

  • Existing physical space and projected spatial requirements
  • Existing and projected personnel requirements
  • Work flow
  • Furnishings and equipment requirements
  • Relationships between facility users
  • Special requirements (security, electrical, data, HVAC, etc.)

From this raw data space requirements are identified, and the information is incorporated into a detailed written document. A Program defines the precise spatial requirements and relationships necessary for a conceptual design study, which then provides a specific basis for subsequent budgetary data. This information, in turn, is a tool for our clients to use in determining the feasibility of a project based on defined space needs, physical constraints, and cost implications. Programming is often incorporated into the development of a Feasibility Study.

A written Program is a valuable tool for the Architect and for consulting engineers in the later detailed planning phases.
