The Southeast, particularly our home town of Macon, Georgia, is covered in beautiful vintage architecture that’s going underused. For decades, the preferred way to do business was to build new, custom structures—many of which are now abandoned and falling into rapid disrepair.
Thankfully, the trend is reversing, and businesses are seeking a way to reduce their environmental impact and re-establish a sense of community by opting to renovate or adapt long-existing structures. What Is Adaptive Reuse?
Two terms, renovation and adaptive reuse, can be confusing to someone who has never encountered them before.
A renovation project focuses on improving a specific space so that it can carry out its particular mission more effectively, efficiently, or in a more aesthetically appealing way. For example, re-designing the retail floor of a store to make product displays more appealing and improve customer flow is a renovation.
An adaptive reuse project focuses on repurposing an existing space for a new use. For example, converting an old warehouse into luxury loft apartments is an adaptive reuse project.

Detailed Discovery and Building Program Creation
As we said above, we start every project with listening. During your initial consultations, we’ll explore your goals for the project and your expectations for your new space. We’ll also begin the process that we call “problem-seeking”—thinking through your entire project from start to finish and anticipating the challenges that might arise.
From there, we develop a complete and detailed building program – the “specification requirements” for your project. Your building program will inform every decision your project’s designers, planners, contractors, and other specialists make. A program can include:
- Space and functionality requirements
- Surface and finish requirements
- Engineering (plumbing, electrical, environmental, etc.) requirements
- Special permitting challenges or ecological concerns
- Specific site aesthetic concerns (i.e., meeting signage or streetscape appearance requirements)
- Any other details that will impact the progress or completion of the project
